Civil rights violated by disability discrimination - fair housing is investigating.

No corporate contact provided - the number that is offered is not corporate.

They claim nobody has access to upper management.

Unprofessional staff - was denied walk-through with staff member, manager refuses to change urine-stained carpet accusing me of urinating on the carpet myself. I have video, pictures, and witnesses both time and date stamped prior to my moving in.

Don't give the open arms charity the caused my husband to have a stroke

In June 2025, they were given my DRS note to change the apartment to my name, and Denise Thomas told us we had another 2 years in the apartment. On Nov 5, 2025, my husband had a stroke from the stress of us having to be out of their disgusting apartment.

Since we've been in the apartment, we've had mold. We've had huge rats. We constantly had ants. This is supposed to be a medical crisis unit.

The place was dirty when we moved in. It needs to be painted. It needs painting. It needs new cabinets.

The carpets were filthy. Denise kept saying they were going to clean them. The apartment also had termites.

It was never done. The neighbors upstairs were extremely loud.

You guys kicked us out of the medical crisis unit at Belmere Pkwy after submitting my doctor's note. This has caused my husband to be so stressed and worried that he had a stroke.

Refuses to make reasonable accommodations for ESA pet

Submitted physician prescription, hospital diagnosis report, and had physician complete MAA's unlawfully required 6 page form and they continue to deny my esa. They have made false claims and accusations against myself and my physician and made requirements they are not permitted to ask for according to Fair Housing..

i have hearing with HUD. Hoping for a concilitation but this has been the most horrific experience i have had and have been fighting this with them for 6 weeks already. Scheduled move in is june 9th.

I already loathe this place. Plan to file civil suit after HUD hearing.

Hello, I've been a resident for almost over 9 months since May of 2024. I'm being asked to vacate because of noise complaints that have not been investigated or any proof provided regarding what exactly the noise violations are, and these alleged complaints were made by the same tenant.

She went as far as making the same complaints while I was out of town for a whole week. I'd like to know how it is fair to ask me to leave when allegations haven't been proven, and I was sent multiple letters and I made follow-up calls to the property management inquiring about them investigating these allegations, yet nothing has been done besides asking me to terminate my lease because of violations that haven't been proven or that the violation actually came from my unit or that it was in fact disturbing the peace. If that had been the case, all tenants in my building would have been complaining. They have a resource officer on the property, and even this person never came to investigate.

I feel targeted and feel it's a biased judgment against me. I'm in MAA Heritage Park, Chattanooga, TN.

I had a pipe burst in the wall. I complained to corporate, which answered me back in less than 2 hours, which tells me there was no investigation.

They took the word of the assistant manager at MAA West Nashville, Brittany Hill. She never set foot on the property.

She accused me of the damages and charged me over $5000, which was added to my rent. I did not pay, and then I was forced to move.

RE: MAA Glen, Brookhaven, GA Upon move in the apartment had not been cleaned thoroughly. (ie hair in bathroom vanity drawer) The inside of the cabinets and drawers were unsanitary looking.

The blinds through out the apartment do not match, there was an issue with the gas stove, the glass frame around the bathroom mirrors were rusty, the granite to in the kitchen was disgusting looking, the grout on the shower floor tile needed cleaning; there was a sagging shel fin the closet,

the toilet pipes were not secure to the wall leaving a gap for pest to enter, spots on wall needed painting and previous nail holes were showin on the wall. Washerand shower had had to be replaced. Was done with rusty shower hear aand dented dryer.

Manager refers to you as "dear" (condensending)

rather than your name. Also, she will lie about t handling your concerns, when in fact she does nothing.

Worse management ever. They do not care about the tenant.

The grounds are immaculate and well maintained and so is the model that is shown. However, it's like a "bait and switch", becasue what you get is nothing like the model

I moved into one of their luxury apartments and this is what I got:

Rusty Mirror Frame, Ugly Kitchen granite

Bathroom pipes receding from the wall, allowing pest to enter

Shower stall floor with black grout.

The shower head and dryer had to be replaced.

Replaced with a rusty shower head. Replace with a dented dryer

This not what one expects when renting luxury.

After having viewed the model unit which was immaculate immaculate impressive looking, this is notwhat I expected.

It seems like a kind of bait and switch. The inside of the cabinets and drawers didnt look sanitary. (ie, hair in one of the bathroom vanity drawers)

And to add to my disappointment, one staffer said that Ineeded to realize that the apartment had been lived in by others was told, emphatically, nothing would be done about the mirrors and my standards were criticized.

The manager will, untruthfully, make a commiment to look into something or investigate your complaint.

She addresses you as "dear" rather than by you name. That is condensending and unprofessional.

Disgustingly Filthy | Black Mold | Horrid Odor

Frighteningly unhealthy. The leasing agent misrepresented the apartment I rented to an extraordinary degree which I would suggest is fraudulent and with the intent to harm me as I walked into black mold, flees, a horrid odor and a disgusting level of filth.

With no sleep I scrambled to find another location as was reporting to a new job in days and departed within 2 days incurring over a $1000 in additional costs and extraordinary levels of stress. Soulless, irresponsible and despicable. I fear for the health of every MAA tenant irrespective of location and find their leadership clearly is about greed and does not care how they earn it. Just disgraceful.

They also knew I was a person who just survived 6 months of chemo and 90 consecutive days of radiation and I am a senior. They are monsters.

Hello,

Please let them know when they are willing to put there childern at risk for all of the nasty diseases that roaches carry let me know. Not to mention they keep getting in the refrigerator which is putting me and my very small children at risk for Salmonellosis.

At this point I want to know how I can be moved to another unit or be refunded my money so I can go somewhere where me and my children's health isn't put in danger. The roaches are getting into everything and no one sees the since of urgency because they aren't the one having to watch and make sure they're small children haven't just eaten or drank a roach. The corporate office refused to give any money back except $350.

Which isn't enough money to leave the community. I can only transfer.

Cockroaches are suspected carriers of the organisms that cause the following diseases and infections:

Campylobacteriosis.

Cholera.

Dysentery.

Gastroenteritis.

Giardia.

Leprosy.

Listeriosis.

Salmonellosis.

I received my keys/move in day 9/4/2023. Went inside and noticed that it has an infestation of roaches.

I let the staff know and put in multiple maintenance tickets. They have scheduled pest control for today 9/11/2023. I have yet to see that staff or maintenance made entry into the apartment for treatment and its already past 4:30pm. I have a truck ready to unload but I dont want to because i dont want them to infest my things.

I didnt know I have to live terrified with unknown occupants that dont pay rent. I have plenty of pics and videos let me know if you would like to see them. I emailed them to the property as well. How can staff fix this problem?

Its nasty, unsanitary, and terrifying.

What do you suggest? Can I move to a new property?

Property staff emailed me around 5:00 and stated that pest control was still on the property completing service request. It’s now past 7:00pm, business hours are over and still no one from staff or maintenance/pest control company have entered the apartment for treatment.

MAA is the worst "luxury" complex I have ever had the misfortune of occupying

I have complained to the leasing office and corporate and, based on my feelings from how I've been treated, I can tell they don't care.

Starting from the beginning, after moving in I was told I could not do a check-in list of items that were wrong. When it was suggested to the office they laughed in my face and said they don't do that here.

Flash forward, I was walking my dog and needed to get a bag to pick up their *** A neighbor followed me to my apartment and threatened me. When I went to the office they said oh not again. And then told me to email them and said they would not respond to my email. I filed a police report and when asked, once more, if anything would be done about this person I was told "they're good people". They have stopped their vehicle to watch me and intimidate me as I load my children in and out of my car.

After complaining about an ableist comment made by the "maintenance manager" stating that I wasn't bright enough to use a thermostat I complained to the office and they stated they needed to have a further conversation to prove these were true allegations. The "property manager" then told me I needed to be willing to help myself and she would only help me if I would do so. Whatever that means.

I have contacted corporate and tried to work with the leasing office and, in my opinion, neither care. I completely understand why they have been through so many litigations.

The amount of gaslighting and sheer terror I have had to encounter living here is appalling.

I can't find a corporate number for Charlotte Apartment Prooerties

MAA property Chancellor Park in the University Area of Charlotte.Has the worst customer service and have bailed on our move out process by not doing the right thing. They overcharged us for the carpet removal of the entire apartment based upon one room with multiple carpet stains.

The other couple of stains in the hallway area of the second bedroom were easily patchable. I can understand replacing one room, but the entire apartment is another considering we have photos of the carpet when moving out and it looks in great condition still.The office wont respond back to the email sent questioning their findings and they tried to be slick and replace the carpet with in a feed day after instead of responding to our complaint, so we wouldnt have evidence. Luckily we have photos to price they just wanted to put in new carpet at our expense. The carpet was not new when we arrived and the blinds were cheap plastic that would break upon opening and closing ove the course of 2 years.

They charged $60 for blinds that cost no more than $15-$20 at the store which are normal wear and tear. I can understand paying for the replacement of blinds if its reasonable. They are charging us over $1000 to replace the entire apartment and we cant seem to get anyone to listen. They refused to acknowledge our rebuttal to their findings and would not agree to a walkthrough just a couple of days later to go over their findings so that they could prove what they charged us for.

Instead they ignored us and tried to quickly turnover the apartment knowing we had were trying to appeal their decision, but what they didnt know was that we came by while they were trying to do this and took photos of them taking up everything instead of responding to our complaint. We havent heard anything since except that they are sending the bill to collections if we dont pay by May 26. Thats a threat. We need corporate to step in.

We have evidence and may need to get a lawyer and some agency involved with this practice.

We need HELP!! These photos were only after vacuuming and before shampooing.I
